Earlsfort Capital Partners (“ECP”) was founded in mid 2014 by Fergal Feeney & Paul Brophy; both real estate executives with over 20 years experience each in real estate, banking and debt capital markets. Following the real estate crash in Ireland and the subsequent nationalization of the Irish Banking system, the recent economic recovery has resulted in a huge transition of loans from state owned Banks to Private Equity Funds. As a result of the crash, there are very few lenders in the market making loans, but there is a significant demand for debt. ECP identified an opportunity to make high leveraged senior secured loans to solid sponsors on quality assets. In conjunction with its Joint Venture Partner, New York based Investment Firm, Garrison Investment Group (“GIG”), ECP launched its first investment vehicle, Garrison Earlsfort Investments (“GEI”) in September 2014 focussing on originating, structuring and providing Senior Mezzanine and Whole Loans to experienced and high quality sponsors. To date, GEIL has invested in excess of €8500mm and is actively seeking new opportunities.
